New Construction in Corpus Christi: The 2026 Guide to Buying New

By Emily Ruth Chemacki · REALTOR® · TX #0595298

A newly constructed two-story modern single-family home with off-white stucco walls, a dark grey shingled roof, stone accents around the entrance, a concrete driveway, and a freshly landscaped yard with young palm trees under a bright blue sky.

If you have been searching for a home in Corpus Christi lately, you have probably noticed the same thing I have: new construction is everywhere, and buyers are asking about it more than ever. The Southside keeps adding master-planned communities, Calallen and Flour Bluff have active new builds, and even the waterfront is getting in on it. Here is where the new homes are going up in 2026, what they cost, and the questions I would ask before you sign anything.

Why new construction is having a moment right now

Part of it is the market. Corpus Christi's median sale price has held around $270,000 to $280,000 through 2026, up modestly year over year, while inventory has climbed well past the balanced mark, which means resale homes are taking longer to sell. New construction offers something different: a home nobody has lived in, a builder's warranty, and often incentives like rate buydowns that soften today's mortgage rates, which have been running in the high 6s to low 7s for a 30-year fixed loan this fall.

Where the new builds are going up

The Southside is the heart of the story. Master-planned communities like King's Crossing and The Lakes keep adding phases, and newer builder communities such as Starlight Estates, Empire Estates, and Saratoga Crossing are filling in around them. Builder listings show most Southside new homes closing in the $280,000 to $380,000 range, with easy access to the newer schools, shopping, and highways that make the area so popular with families and with people relocating for work.

Calallen, in the northwest part of the metro, is where buyers who care about schools often land. The Calallen ISD has a strong reputation, and the Calallen South community by Lennar has been one of the most popular new developments in the area, with homes listed from the low $220,000s to the low $370,000s. Royal Oak South sits nearby and offers another look at the same corridor.

Flour Bluff is the practical favorite for military families, sitting right next to NAS Corpus Christi. New builds there, including Waldron Estates and Hogan Homes' Peaceful Estates, have been listed mostly in the $230,000s to the $280,000s, which makes this one of the most accessible new-construction corners of the city while keeping both the base and the beach close.

And for buyers who want water without the island price, Terra Mar by Hogan Homes on Oso Bay pairs new construction with hike-and-bike trail access and bay views. It is a good reminder that new and coastal can absolutely go together in this market.

What new construction costs right now

Market trackers like Redfin have been listing around 320 new homes in Corpus Christi at a median listing price near $285,000, which tells you the new-build market is not just for luxury buyers. The range is wide: entry-level homes in the $230,000s in Flour Bluff, mid-market builds in the $280,000s to $380,000s on the Southside, and premium waterfront and resort-style communities that climb well beyond that. Up the coast in Rockport, D.R. Horton's The Islands of Rockport has been marketing resort-style living from around $349,000, with a clubhouse, pool, and waterfront walkway in the plans.

The builder incentives worth asking about

This is where new construction can surprise you. With rates higher than buyers would like, builders have been competing hard, and many are folding incentives into the deal. The list I tell buyers to ask about:

  • Interest rate buydowns, which can lower your payment for the first years of the loan

  • Closing cost assistance, often through the builder's preferred lender

  • Design center credits toward finishes, flooring, and fixtures

  • Appliance packages and move-in-ready discounts on inventory homes

  • Extended rate locks, so you can lock today's rate while the home is built

  • Flex cash you can put toward upgrades or closing costs

New construction versus resale: the honest trade-offs

New homes come with a builder's warranty, modern layouts, energy-efficient systems, and the chance to choose your finishes. Resale homes come with established landscaping, mature trees, and the ability to move in right away. The real trade-off is timeline and taste: if you can wait for a build and you want your choices, new construction is a joy. If you need to move by a school year or a job start date, a move-in-ready inventory home or a well-kept resale may fit your life better.

Coastal specifics: flood zones, insurance, and elevation

Corpus Christi is a coastal city, and new construction handles that differently depending on the neighborhood. Many new communities are built on elevated slabs and engineered to current flood standards, which is a genuine advantage over older homes. Still, I always tell buyers to check the flood zone for the specific lot, get an insurance quote early, and ask the builder about elevation, drainage, and what the warranty covers in coastal weather. Those questions save surprises later.

Questions to ask before you sign

  • What is included in the base price, and what counts as an upgrade?

  • What does the builder's warranty cover, and for how long?

  • Who is the preferred lender, and what incentives come with them?

  • Can I bring my own REALTOR®? Yes, and I always recommend it: the builder's sales representative works for the builder, not for you.

  • What is the completion timeline, and what happens if it slips?

  • What are the HOA fees, and what do the community rules cover?

  • What will my property taxes and insurance actually cost once the home is finished?
