Corpus Christi Real Estate Forecast 2027: What to Expect

Every fall the questions I hear start to shift. Instead of asking what they can afford right now, buyers and sellers want to know what comes next: will prices drop, will rates ease, and is next year finally the year to make a move? So this is my 2027 outlook for the Corpus Christi and Texas Coastal Bend housing market, written from the most current data I could find this October. The short version is encouraging: a patient, balanced market with real opportunity on both sides.

Where the Corpus Christi market stands today

Let me start with the picture already on the ground. The Texas Real Estate Research Center at Texas A&M tracked about 8.6 months of housing supply for the Corpus Christi area in August 2026, well above the four to six months that signals a balanced market. Redfin put the median sale price around $268,000 for the three months ending in August, down only about half a percent from a year earlier, and homes have been averaging about 59 days on the market. Roughly 44 percent of local listings have seen a price cut. Put those numbers together and you get a true buyer-friendly market: more homes to choose from, more time to compare, and more room to negotiate.

What mortgage rates mean for your 2027 plans

Rates are the single biggest factor shaping next year. Freddie Mac's national survey put the average 30-year fixed mortgage rate at about 7.4 percent in mid-October 2026, and Fannie Mae's latest forecast expects it to average about 7.4 percent in the final quarter of this year and hold near 7.5 percent through 2027. I will be honest with you: the forecast does not promise the dramatic rate drop so many people are waiting for. Plan your numbers around a rate in the mid-to-high seven-percent range, and let a good lender show you exactly what a refinance would look like if rates ever ease.

Where home prices are heading in 2027

Forecasters do not agree on a single number, so here is the honest range. The Texas Real Estate Research Center expects Texas home prices to keep growing modestly, around one percent in 2026, with single-family sales edging up to roughly 354,000 units across the state in 2027. Zillow's one-year outlook for the Corpus Christi metro is a bit more cautious, projecting a mild decline over the next twelve months. The common thread is clear: nobody is predicting a dramatic swing in either direction. The most likely scenario for the Coastal Bend is stability, prices holding roughly flat, easing slightly in slower pockets, and holding firm in the most sought-after neighborhoods and waterfront addresses.

New construction keeps fresh options coming

New homes are part of why this market feels so balanced. Corpus Christi added about 1,700 homes in 2025, and builders across Texas are keeping their permit counts steady, around 149,000 for 2027, with a focus on entry-level and mid-range product that fits a wide range of budgets. Growing communities like Whitecap on North Padre Island, plus the active build-out across Calallen, the Southside, and Flour Bluff, mean buyers next year will have turnkey new construction alongside established resale homes.

What this means if you are buying in 2027

For buyers, 2027 looks like one of the most choice-filled markets we have seen in years. You can afford to be selective: compare several homes, ask for the things that matter to you, and let a home's days on the market work in your favor. Just know that the most desirable pockets are tighter than the citywide average. Neighborhoods around the Southside, Calallen, and the London area were running closer to five months of supply this fall, so a well-priced, well-cared-for home there can still move quickly. Get preapproved early, stay ready, and act the moment the right house comes along.

And if you are selling?

Selling in a balanced market comes down to three things: pricing, presentation, and patience. Nearly half the homes in the area have been through a price cut this year, which tells me that homes priced right the first time are the ones that win. Condition and professional marketing matter more than ever when buyers have so many options. And remember that the Coastal Bend is really several markets in one. Port Aransas and parts of the islands are carrying very high inventory, more than two years of supply in some stretches, which rewards patient sellers, while communities like Rockport and parts of the Southside draw strong, well-qualified buyer interest. I will price your home against the market where it actually sits, not a citywide average.

The bigger picture for the Coastal Bend

What I love about this market is that the reasons people move here have not changed at all: the bayfront, the islands, the resort communities, the relaxed coastal pace, Texas's no state income tax, and a lifestyle that feels like a vacation even on an ordinary Tuesday. The 2027 forecast is really a story about opportunity, more choice for buyers, fair expectations for sellers, and a steady, healthy market in between. Where your dream life begins is still very much here.
