How Much Does Windstorm & Flood Insurance Cost in Corpus Christi?

By Emily Ruth Chemacki · REALTOR® · TX #0595298

A Corpus Christi bayfront home on Ocean Drive, the kind of coastal address where windstorm and flood insurance shape the budget

How much does coastal home insurance cost in Corpus Christi and the Texas Coastal Bend? It is the question I hear from almost every buyer the moment they fall for a bay view, a canal lot, or an island address. The short answer is that windstorm and flood coverage are real, separate line items that set coastal homeownership apart from anywhere inland, and this year they come with a rare piece of good news: the state's insurer of last resort filed for no rate increase in 2026. Here is how the coverage works, what I am seeing in the market right now, and what to budget before you make an offer.

Why coastal insurance in Corpus Christi is different

Standard homeowners policies in our part of Texas exclude wind and flood damage, so Gulf Coast owners typically carry three separate policies: a standard homeowners policy, a separate windstorm policy (often through the Texas Windstorm Insurance Association, or TWIA), and a separate flood policy through the National Flood Insurance Program or a private carrier. That is why the monthly number looks bigger here than it does in cities further inland. It is not a surprise bill, it is simply part of how we protect the homes we love by the water.

What the market looks like right now

Before I get to the premiums, here is where the market sits this fall. The Texas Real Estate Research Center at Texas A&M tracked about 8.6 months of housing supply for the Corpus Christi area in August 2026, well above the four to six months that signals a balanced market. Redfin put the median sale price around $268,000 for the three months ending in August, down less than one percent from a year earlier, with homes averaging about 59 days on the market. And the national picture matters too: Freddie Mac's survey put the average 30-year fixed rate near 7.4 percent in mid-October 2026. Buyers are budgeting carefully, which is exactly why I want every one of them to see the full monthly cost, including insurance, before they fall in love with a specific address.

How windstorm coverage works through TWIA

TWIA is Texas's insurer of last resort for wind and hail in 14 coastal counties, including Nueces County, which covers Corpus Christi and the surrounding area. As of mid-2026, TWIA reported an average residential windstorm premium of about $2,541 a year. And here is the part that surprises people: the association filed for no rate increase for both the 2025 and 2026 policy years, so those premiums have stayed essentially flat. TWIA does not cover flood, and not every Coastal Bend home is written through TWIA, some are covered by private carriers, but for many waterfront and island homes it is the market. A good insurance professional will tell you which applies to a specific property, and I can point you to the right one.

Flood insurance is separate, and often required

Flood coverage is a separate policy through the National Flood Insurance Program or a private insurer, and federal law requires it for any home in a FEMA high-risk flood zone (the maps call it a Special Flood Hazard Area) that is financed with a federally backed or regulated mortgage. In Nueces County, roughly 25,000 NFIP policies were active over the past year at an average annual premium of about $843. The Texas statewide average is a little lower, around $779 a year, but coastal addresses in higher-risk zones frequently run well above that, sometimes more than $2,800 a year. And one detail to plan for: NFIP flood insurance has a 30-day waiting period before coverage begins, so it is not something to sort out at the closing table.

What to budget for the full coastal picture

Put it together and here is what a coastal buyer should plan for. Cost research for Corpus Christi puts total homeowners coverage, wind plus the base policy, in the roughly $6,000 to $12,000 a year range for many homes before flood is added on top. Divide that across the year and it can be several hundred dollars a month, with some bayfront and island addresses at the higher end. Then add property taxes, which run well above the national average in Texas even with no state income tax. Corpus Christi's median effective property tax rate is around 1.58 percent. When you see the whole monthly picture, you understand why the payment matters more than the sticker price.

Does insurance change what you can afford?

It absolutely can, and lenders treat it seriously. Your monthly payment is not just principal and interest, it includes taxes and insurance held in escrow, so a higher premium can mean a lower price point fits your budget, or the same price point needs a stronger down payment. This is why I start every coastal search with the real numbers instead of the sticker price. Two similar-looking homes can carry very different premiums depending on elevation, construction, and flood zone letter, so the house that truly fits is the one whose full monthly cost fits, not just its list price.

Questions to ask before you make an offer

  • Is this property in a FEMA high-risk flood zone, and will my lender require flood insurance?

  • Will wind coverage be written through TWIA or a private carrier, and what is the actual quote for this home?

  • What is the home's elevation, and how does its construction affect the premium?

  • What does the complete monthly picture look like with taxes and insurance escrowed?

Every one of these is answerable for a specific address, and none of them should stop you from loving a home. They simply make sure the love is well informed.
